Gorman & Co. is a real estate investment, development and management company that specializes in high quality, non-speculative, community, neighborhood and regional mixed-use projects.

We have a unique heritage in real estate. For more than 30 years, the principals of Gorman & Co. and its affiliates have been engaged in the land acquisition and successful ground up development of more than 2.5 million square feet of office, retail, self storage and mixed-use properties throughout the region with an aggregate value of more than $400 million. Together the team at Gorman & Co. has cultivated lasting relationships with our professionals in engineering, architecture and construction to create dynamic real estate that has a positive impact on the communities they serve.

While our roots are in ground-up development in high-growth markets, Gorman & Co is equipped to (1) strategically deploy capital to distressed owners/debt seeking a cash buyer or equity partner (2) acquire existing but under-utilized buildings for adaptive reuse and (3) selectively pursue partnerships in the acquisition of value-add real estate in quality locations. A recent acquisition was the joint-venture purchase of Whiteland Towne Center (WTC) from Equus Capital Partners in September, 2017. The new ownership consists of Gorman & Co., Chris Knauer and Abrams Development Group. WTC is a 359,673 sf shopping center located at the crossroads of Rt. 30 and Rt. 100 in Exton, Pa. The new partnership will embark on a multi-million dollar renovation to the center's facade, common areas and signage. 

Investment Strategy

Location: We target value-add properties located in the Mid-Atlantic states, particularly Eastern Pennsylvania, Southern and Central New Jersey and Delaware.

Property Type: Land or off-market commercial, multi-family, self-storage and mixed-use properties with value-add potential.

Relationships: We strive to create an alignment of interests and build long-term relationships with our partners to source, diligence and close off-market opportunities in a time-efficient manner.

Acquisition Criteria

  • Value enhancement potential through recapitalization of existing capital structure, property renovation, leasing repositioning and/or development of adjacent land

  • Acquire on a direct equity basis with in-house property management and leasing

  • Provide joint-venture equity to owners to facilitate an acquisition or value-added business plan

  • Re-Capitalize existing structure investments

  • Acquisition of non-performing mortgage notes collateralized by commercial property

  • Strong emphasis on “Risk-Adjusted-Return”

  • Total individual property capitalization $1 to $50 Million

  • New construction or minor or major value-added renovation programs

Matt Gorman, Partner
Matt is responsible for the acquisition, development and construction management of all new projects. His prior experience includes Vice President of Madison Development Group, Inc. where he managed developments including Mullica Hill Commons, a 10-building mixed-use commercial complex located in southern New Jersey. Matt is  a graduate of The Pennsylvania State University and is an active member of ICSC, ULI and CCIM. Matt is also co-founder and owner of NEST, an all-in-one family membership club with multiple locations in the Philadelphia MSA.   matt@gormancre.com

Jim Gorman, Partner
Jim has served as General Partner in numerous partnerships during his 30 plus years in commercial real estate development. He is the co-founder and President of Oaklands Business Parks, Inc, a commercial real estate development and management company established in 1985. Together with his Partner Chris Knauer, they embarked on the ambitious development of Oaklands Corporate Center, a 2 million square foot planned business community occupying 305-acres in the heart of Chester County. Jim is a graduate of Villanova University and received his MBA from Pace University. He served as President of the local chapter of NAIOP and is active in numerous local and national charitable organizations.  jim@gormancre.com
